80% Ibeju Lekki building lack proper approval

Dr Oluyinka Olumide, the Lagos State Commissioner for Physical Planning and Urban Development, recently revealed that a staggering 80 percent of buildings in Ibeju Lekki lack proper approval. During a conversation with journalists, he highlighted the issue and expressed concern about the number of estates in the area that are not in compliance with regulations. During a recent visit to the Ibeju Lekki and Epe axis, Dr Olumide and his team observed numerous estates that were marked for non-compliance.
Based on their observations, it was evident that over 80 percent of these estates did not have the necessary approval. Dr Olumide explained that the first step in obtaining approval is to acquire the planning information for the specific area. This information provides details about the zoning regulations and land use. In the case of Ibeju Lekki, the land is primarily designated for agricultural purposes. However, individuals often purchase agricultural land from their families without realizing the intended use of the land.
The next step in the approval process is obtaining a fence permit. This permit helps individuals identify the zoning regulations for the area. If someone missed the initial planning information, they would become aware of the zoning requirements when applying for a fence permit. Following this, a layout permit is required, which involves a significant amount of land. Dr Olumide emphasized that a layout permit cannot be obtained if the land is not zoned for the intended purpose or if it does not align with the purpose stated in the request.
Despite these clear procedures, many individuals still proceed with advertising and selling properties without obtaining the necessary approvals. Some even go as far as displaying the sizes of the properties they intend to sell. Dr Olumide expressed concern about individuals in the diaspora who may unknowingly send money for a property without proper knowledge or approval.
In conclusion, Dr Olumide stressed that even if the necessary assignment and survey are completed, the individual permit will not be granted if the area is not zoned for the intended purpose. It is crucial for individuals to adhere to the regulations and obtain the required approvals before proceeding with any construction or sale of properties in Ibeju Lekki.
